
The Blue House
A beautiful four season cottage just an hour from downtown Ottawa.
A truly stunning two bedroom, two storey, lakefront home/cottage on Lac Bernard under an hour from Ottawa offers amazing swimming, fishing, boating in the summer, along with cross country skiing, snowshoeing and ice fishing in winter. Picturesque nature all year round, this house is ideally suited for a family with two children, a retired couple, or a couple looking for an easy escape from the city.
The cottage was built in 2003 on a “grandfathered” plot allowing the property to be closer to the water than a new build. A complete interior renovation including all windows was carried out in 2018 with new roof in 2020.
Upper floor
Open plan living, dining and recreation on the upper floor with a cathedral ceiling in natural pine complimented by a moon window allowing lots of natural light and magnificent views across the lake through oversized windows on three sides, you truly feel surrounded by nature. A high-output Jotul fireplace and electric baseboards provide heat during the winter with two ceiling-mounted fans to cool the air in summer.
The open-plan kitchen looks across the living and dining area and out onto the lake, so meal preparation doesn't mean you're cut off from your guests or the view. A modern full-size stainless steel fridge, a farmer's double sink, and a four-ring propane hood complete the appliances - no oven, but that's what BBQs on the deck are for.
As well as the 1.5 bathrooom, the two bedrooms are on the main floor toward the rear of the cottage. The main bedroom comes with a queen size bed and built-in wardrobe with windows looking out onto the main deck. The breaker box is also in this room for easy access, no more crawling in basements to access that. The second bedroom features built-in bunkbeds although they can easily be changed for more conventional options, and the windows in the room overlook the lake outlet and hot tub.
Lower floor
Another open concept room with heritage wooden ceiling beams providing functional and aesthetic accents, while the upstairs has a country feel, the lower floor reminds you of downtown loft living, albeit with a million-dollar lakeside view. This was originally the master bedroom, so if you choose to sleep here you can wake to the sound of water lapping against the shore.
Heated by a gas fireplace in addition to baseboards, this room is currently used as an office, games room with foosball table, and as a place to relax to watch movies at night. The fold-out couch means additional guests can enjoy the entire downstairs with ensuite bathroom with soaker tub, a large walk-in designer closet with custom-built cabinetry providing ample storage, and an 8'x20' foot deck to sunbathe in perfect privacy.
Utility room/crawlspace
The utility room at the rear of the lower floor houses the water pump and a new washer/dryer. Beyond that you will find the mixed full height/mid height crawlspace for storage.This room also acts as a 'wet room' entrance to the cottage after swimming in the lake.
Decks
From the parking area, a large deck surrounded by shady trees, flower gardens to the left and a BBQ area to the right for al fresco dining offers an understated entrance to the cottage.
Balconies
The deck on the lower floor is eight feet wide and perfect for sunbathing or drinks whilst watching the sunset. The balcony above is accessed from the upper floor and is currently four feet wide. No planning permission is needed should you want to extend the upper balcony allowing you to screen in the lower deck for another dining area.
Previous planning permission has been given for a wraparound deck around the entire front of the cottage.
Waterfront
Approximately 100' of private waterfront, we're at the end of the road so no neighbours to the right and a retired couple to the left. A fire pit by the water's edge is the centre of activity in the evenings for drinks, melted marshmallows, laughter and music. A shaded area to the left with two hammocks strung between the trees is perfect for reading a book or snoozing on long summer afternoons. A 30' dock (Fendock) can accommodate your canoe and speedboat as well as act as the perfect launchpad for children jumping into the water all afternoon, an additional floating dock that can be positioned in the middle of the bay is included.
